General Qualifications
1. Verified employment and income (two most recent pay stubs, W2’s, bank statement or tax forms).
2. Rent to income ratio cannot exceed 30%. Income must be at least 3 times the monthly rent.
3. Good prior rental history, landlord references and verifiable timely rental payments. If your landlord will not give you a reference you must bring in a copy of or computer-generated Resident Ledger or rent recipes to verify rental history. If you live with a family member they must sign off on a waiver to allow us to verify rental history at that address.
4. No prior evictions –no evidence of repeated breaches of lease.
5. Good credit and credit references. Not all properties require a credit report. 6. No indication of repeated tendencies toward violent acts or illegal activities. 7. Head of Household must be 18 years of age or older. Everyone over the age of 18 must be listed on the application and meet all rental guidelines.
8. Proof of current utility service is required prior to move in.
9. The ability to pay upfront before you move in or sign a lease: the first full months rent and all of the deposit.
10. Valid and current identification. The following occupancy standards apply: I. No more than two (2) people can occupy any one bedroom home.
II. No more than four (4) people can occupy any two bedroom home. III. No more than six (6) people can occupy any three bedroom home. If you do not meet all of the guidelines as stated above you could: Ask a cosigner to fill out an application to be approved and added to lease with you. Be required to pay an additional deposit. Pay rent In advance Pay first and last month’s rent. Please note when filling out the application: False or misleading information will be grounds to deny your application. If information is found to be false or misleading after you have signed a lease we will terminate your lease. This is not limited to unauthorized persons or pets however if you do not list this information accurately it will be grounds for immediate termination of any Lease Agreement Signed. In the selection of applicants, management will not discriminate based on race, color, national origin, religion, sex, handicap, age, martial status, familial status and equal opportunity laws.
